Unavoidable Disturbance to Neighbours for a Limited Period
Inform neighbors in advance in case of repairs or home events.
Avoid doing anything that is likely to cause damage, become a nuisance, annoyance, or otherwise interfere with the rights, comfort, or convenience of other occupants.
Drying Clothes
Do not hang wet clothes on balcony railings, staircase railings, or outside one’s windows.
Environment Conservation
Keep the environment of Redwoods clean and pollution-free.
Conserve water and energy.
Garbage Disposal
Abide by BBMP garbage disposal and collection rules.
Separate Dry, Wet, Reject, and E-waste.
No waste should be handed over in plastic bags. Sanitary waste should be wrapped in newspaper.
Disposing of waste in common areas will attract penalties.
Bins should not be left in the hallways outside the trash collection timings. (Refer to the ‘Waste Management’ section for more details)
Graffiti
Drawing and scribbling on walls and the interior of the lifts are prohibited. Penalties per each violation depend on the extent of mutilation.
Lawn Discipline
Discourage children from running or playing on manicured lawns with shoes when banned by signage. Prevent pets from littering such places.
Do not pluck flowers from plants on the campus. Defaulters are liable for penalties as defined in Annexure-A.
Noise/Sound Control
Control any sound or noise from your house if objected to by residents or security staff at any time. If such disturbance is created between 23:00 hours to 06:00 hours, it is liable for penalties as defined in Annexure-A.
Handling cases of disturbance in the night by late parties and noise; residents should contact security to take action. The security team will do the following:
First step - Security officer gives the first warning with a 10 min compliance deadline.
Second step - Security officer gives the final warning with a 10 min compliance deadline.
Final step - Call the police.
Projections from Apartments
Projections such as cloth liners from windows or balconies are banned.
No exterior works to the windows or balconies that might alter or affect the external appearance of the building.
Potted plants shall not be kept on window sills of any flat or on the parapets of balconies of flats. Potted plants shall be kept only on the balconies inside the grill. Plants that are hung from the ceiling shall be hung in such a way that water overflowing from the pots shall fall on the balconies and not outside the grill.
Any violation that disfigures the external walls and its appearance shall attract fines as prescribed in Annexure-A.

Damage due to Lack of Maintenance
Residents will be liable to bear the cost of repairs for the neighboring/surrounding flats on actuals, for damages caused directly or due to lack of maintenance of their unit.
If any flat’s internal maintenance is causing damage to the outside decor or building facade, the Management Committee will take necessary action to prevent that damage from expanding further.
Prolonged seepages can cause structural damage. RRA reserves the right to take punitive actions against the
Smoking, Usage of Drugs, and Alcohol Consumption
Smoking, alcohol, and drug consumption are strictly prohibited in all the common areas, as this is a NO SMOKING and a NO ALCOHOL CONSUMPTION complex. Cigarette butts and empty liquor bottles should not be thrown from the apartment/disposed of in the common area, as that could lead to a fire hazard and create inconvenience for other residents. Defaulters are liable for penalties as defined in Annexure-A.
The use of drugs is strictly prohibited anywhere within the Redwoods premises, as per the law. Offenders will be liable for immediate eviction from the society, and police and other relevant authorities will be informed of such incidents.
Spitting
Spitting on walls, floors, and in lifts (even when not chewing paan, gutka, or gum) is strictly prohibited. Defaulters are liable for penalties as defined in Annexure-A.
Throwing Articles in Toilets
No rubbish should be thrown into Toilets.
The cost of clearing any blockage and/or making good any breakage or damage resulting from their misuse shall be charged to the resident of the Unit in which the problem originated. Defaulters are liable for penalties as defined in Annexure-A.
Littering & Throwing Articles/Waste
Do not throw any waste or objects from your balcony. Report such violations to any RRA representative. Defaulters are liable for penalties as defined in Annexure-A.
No littering in Common Areas.
Washing Floors or Balconies
Do not wash floors or balcony rails in any way that would cause inconvenience to neighbors.
Complaint Redressal
Residents are encouraged to use the complaint management system suggested by the association.
Residents can file their complaints via the Google Form: https://forms.gle/AXTy8f6gyNrBAC1S6. They can track the status of their complaint by obtaining the complaint number from the Estate Manager and searching for updates here (request access from the estate manager for editing this sheet).
Complaints via Official Email Channels
In case of disputes, complaints pertaining to maintenance, power and water supply, safety, security, and breakdown of services provided by agencies, lodge a written complaint with the Estate Manager via the medium prescribed by the association. Allow for a reasonable period of time before taking the complaint to the next level.
Panel of Ombudsman
Any dispute between residents or residents could be resolved by approaching the panel of ombudsmen, an authority constituted by RRA, to resolve such disputes/complaints. The RRA MC shall notify the names of ombudsmen from time to time.
Forums for Communication
RRA reserves the right to use any forum for communication to residents, provided the forum is a User-to-User Interactive Forum. Administrators reserve the right to moderate all communication and accept/reject messages based on the guidelines below.
This forum is not a substitute for addressing complaints. If anyone requires immediate assistance, you will need to raise a ticket with facilities either by email, telephone, or via chat.
Steps to Discourage Inappropriate Communication
A three-strike system is in effect for any resident failing to fully comply with the below rules:
First Offense: A warning.
Second Offense: A temporary ban, All Accounts for that particular unit suspended from the forum for 2 weeks.
Third Offense: All Accounts for that particular unit will be suspended from the forum for 2 months or more.
In exceptional cases, the offender may be banned before making 3 offenses. If a resident breaks more than one rule, the punishments will stack up to a maximum of 2 months, or a permanent ban if necessary.
If you have a problem with any particular user, please send an email to the committee. Please use your judgment before bringing matters to RRA.
Administrators/moderators are only trying to do their job, and many times they have to make difficult decisions. Threatening or harassing Administrators will invite a ban.
General Etiquette
Please treat ALL residents who are posting with respect and courtesy. Do not insult or attack other forum users. Learn to respect others, and you will get the same respect in return.
ALL CAPS messages are considered rude, and any post with ALL CAPS will be removed.
Personal attacks on others will not be tolerated in these forums. Anyone who is found to be aggressive/disrespectful to another member will be banned at RRA's discretion.
No Hacking or Impersonation
Residents are not permitted to use someone else’s account for posting. Members who hack will instantly be permanently banned without any strikes or warnings.
Any banned member using some other residents’ credentials to post will lead to the other resident’s immediate ban as well.
No Discrimination
Residents are not allowed to insult others based on their religion, race, sex, political or social beliefs.
No Bullying
Do not pick on other members. The worst kind of bullying is where new members are picked on. Doing so may result in an instant temporary ban.
Do not threaten or intimidate any other member, be it an owner, tenant, facility staff, or RRA committee members. Doing so may result in an instant permanent ban.
No Forwards/Political Content
Do not post any forwarded messages in the WhatsApp/email groups regarding any political, scientific, entertainment, commercial, marketing, or current events. This includes the use of language/words as well as images.
No Profanity/Obscenity/Pirated/Illegal Content
Do not post any content that is unlawful, harmful, threatening, abusive, harassing, tortuous, defamatory, vulgar, obscene, pornographic, invasive of another's privacy, hateful, or racially, ethnically, or otherwise objectionable in the posts/threads. This includes the use of language/words as well as images. Doing so may result in an instant temporary ban.
No Trolling/Flaming
Do not post comments that have the sole purpose of causing an argument. One may express one’s opinion on a topic; however, abuse will not be tolerated.
No flaming or posting of material/content intended to start a flame war.
Misrepresentation of Facts
Do not deliberately misrepresent any incident/fact.
Do not provide false statements to mislead fellow residents.
Posting of Content in Appropriate Forum Groups
It is mandatory for all members to post in designated forum groups for each topic. Posts to the wrong forum groups could be rejected.
No posts promoting surveys, contests, coupons, marketing campaigns, commercial ventures, businesses, or related activities shall be posted in official groups designated for community discussion. Such posts can only be posted in designated Classified/Redwoods Forum groups.
If any resident has a special offer that he/she would like to make directly to forum members, email the committee first to discuss it.

The objective of this group is to build a medium for businesses (internal and external) to reach out to residents for promotions directly.
Emails sent in this group can be classified automatically by Gmail, so that WhatsApp or frequent modes of communication are not affected.

RRA MC [Raising Issues to RRA]
The objective of this group is to raise issues to the Management Committee privately and formally.
This group provides the one place for recording all management committee-related conversations and email decisions, ensuring one constant email for communicating with changing MC members.
Only current management committee members are members of this group, along with the Estate Manager.
Anyone (Redwood Residents or outside) can send email messages to the Management Committee and raise their concerns.
All current members of the Management committee get the email messages. The suitable representative from the management committee will address the issue accordingly.
To send Escalations: Send an email to the Group email address and mark CC to the Official Redwoods email for future reference.
Ombudsman [Resident Disputes]
Any dispute between residents or residents could be resolved by approaching the panel of ombudsman, an authority constituted by RRA, to resolve such disputes/complaints. The RRA MC shall notify the names of ombudsmen from time to time.
The members of this group are the Management committee members and selected senior citizens, non-RRA MC members of SJR redwoods, who will be addressing the disputes independently of RRA Management Committee.
Anyone (Redwood Residents or outside) can send messages to the Panel of Ombudsman and escalate their grievances. Emails will be sent to all members of the group.
To send Escalations: Send an email on the Group email address and mark CC to the Official Redwoods email for future reference.
Actual email addresses can be given to the residents via the official Code-of-Conduct document separately.
Reporting of Security Incidents
Security is everyone’s responsibility; therefore, all members of the community should be alert and report any suspicious activities to the security officer and the RRA contact immediately.
Serious security lapses that could endanger residents should be immediately reported to the Facility Manager in writing so that such instances are escalated to the security contractor, and a detailed Root Cause Analysis (RCA) can be conducted.
Common Courtesy
Residents are not allowed to directly instruct security personnel. Treat them with due courtesy.
Reporting on Obstructions to Wheelchair/Stretchers
If you notice any obstacles on the approach to these equipment, please report to the Block representative or security staff for corrective action.
Fire Safety
Familiarize yourself with safety regulations. Participate in fire drills when conducted by the facility team. Ensure that you switch off your gas regulator, geyser, and other electrical appliances when you go out of station.
Insurance
It is advisable to insure your property.
RRA has insured the premises against any major incidents of fire, earthquake, etc. Please feel free to contact the estate manager for more details.
Long Absence from Redwoods
Inform the RRA Block representative/Facility Manager with your contact details when you and your family are going to be away from your flat for more than 2 days. This is to enable entry into the apartment in the presence of a witness in case of emergencies.
The onus of the block representative and Facility Manager is to keep the long absence details secret for the privacy and safety of the owner.
Residents must ensure they close all taps and switch off the appliances.
Care during Rainy Season
Close all windows if you are going out of town. This is necessary not only for your own sake but also to avoid serious inconvenience to your neighbors, especially during rains. Failure to do so may necessitate suitable action and recovery of associated costs and damages to others.
Theft or Burglary
In case of any attempted break-in, alert block security personnel immediately and inform the FACILITY. Cooperate with Security to ensure that a police complaint is filed.
Harboring Miscreants and Unlawful Elements
The Facility Manager reserves the right to lodge a police complaint on the suspicion of any unlawful or security-threatening activity within a flat after due intimation to the owner/tenant. In such cases, the law of the land shall prevail.
Restricted Areas
Residents and children are not authorized to enter any restricted zone designated by the society, including but not limited to STP, WTP, Pump room, Lift Room, Terrace, Overhead Tanks, DG section, Transformer section, etc. Unauthorized entry may attract penalties in addition to the damages caused to the equipment.
Purpose
To surveil the misuse of the lift.
To assist in various types of incidents that can happen within Redwoods where CCTV recording may help.
Help law enforcement agencies in case any criminal activity happens within the premise.
CCTV doesn't record voice to protect privacy.
Access
Access to CCTV is only granted to the estate manager, whose responsibility is to check the proper functioning of cameras and store recorded data safely.
All block representatives are authorized to direct the estate manager to give access to CCTV recordings in case a genuine request is made by residents.
Guidelines for Residents
Do not disturb the camera, change its orientation, or block it. Penalties are applicable in case any tampering is observed.
If there is a need for access to CCTV recordings for any incident, contact the block representative, estate manager, or managing committee members in that order.
Only request access for a genuine case. This is quite subjective, and thus it’s at the discretion of the above-mentioned RRA MC members to decide the seriousness of the request.
Courtesy
Be courteous to all employees, staff, and service providers.
Employment Screening
Do not employ anyone unless they have been security cleared. Do not employ blacklisted individuals – Check with the Facility Manager for details.
Blacklisted vendors, contractors, or service staff will not be allowed to enter the premises even if the work has been awarded to the said person or entity. Management is not responsible for the financial loss in such instances.
Identity Cards
Ensure that domestic helps have a certified ID card as prescribed by RRA. Ensure they update the ID periodically.
If a domestic help leaves your service, immediately intimate the Facility Manager and remove them from the system of records.
Loitering and Jaywalking
Discourage maids, attendants, cleaners, drivers, vendors, and others from loitering on the campus or crowding the security desk.
Prohibited Items
Instruct domestic helps not to enter Redwoods premises with paan, gutka, or other prohibited material. Security is authorized to confiscate such material and ban entry.
Poaching
Discourage poaching of domestic help, maids, and drivers within our Redwoods campus.
Waste Management
Educate househelps to follow waste management procedures as prescribed by RRA from time to time. Inform them of the penalties and violations it could attract.
Violence Against Domestic Help
Violence against any domestic help (residing within the premise or coming for temporary work) will not be tolerated. Any incident will be either referred to the panel of Ombudsman or reported to the police, depending upon management's discretion.
Courtesy
Residents should treat vendors/service personnel with due courtesy and respect.
Reporting of discourteous behaviour by Vendors
Discourteous behavior by vendor personnel must be immediately reported to the Facility Manager or RRA.
Monopolies
Cooperate with RRA to break monopolies in the interests of healthy competition and better service. At the same time, cooperate with RRA to regulate fragmentation.
Any person, agency, or company operating its business within Redwoods premises (partnering with owners, tenants, or management staff) and having detrimental effects on the maintenance, upkeep, and decor of the society and its common area/utilities will be prohibited from operating such a business.
Reporting of Shoddy Services
Persistent deficiencies in service by regular certified vendors or long-term service providers must be reported to the Facility Manager or the RRA Management committee.
Timings
Vendors (other than regular milk and newspaper vendors) must be discouraged from entering Redwoods before 06:00 AM and after 10:30 PM unless it is an emergency.
Vendor’s ID Card and Gate pass
All vendors must carry a gate pass. Security personnel at the block level are authorized to stop those without a valid gate pass.
Regular vendors must be in possession of a photo ID card. Security/RRA is authorized to debar the vendor without a proper ID card or identification.
Use of lifts by Daily Vendors
Daily vendors (Newspaper and milk boys) should complete distribution by 8:00 AM.
Vendors – Ban/Suspension
RRA is authorized to temporarily or permanently debar entry/suspend any vendor who doesn’t comply with rules and regulations.
Guest for Large Event at Home / Party Hall
If a large number of visitors are expected on any particular day, inform the main gate security, the block-level security personnel, and your next-door neighbors in advance.
Reporting unauthorized callers/visitors
Only residents and authorized employees, vendors, and service providers are allowed on the campus. Report unauthorized visitors immediately to the security personnel.
Visitors-education and compliance with rules
Residents must ensure that their visitors comply with the relevant code of conduct guidelines. RRA is authorized to take action against the resident (host) and their visitor.
Visitors-Record of Entry/Exit
Visitors are required to make an entry at the main gate. Residents need to ensure that the entries of their visitors have been made.
Visitors Parking
Visitors are to use only the visitor’s parking area or the host’s owned parking area.
Residents are not authorized to park their vehicles in the visitor's parking area. Violation of this will impose a penalty on the resident (host) and their visitor as prescribed in Annexure-A.
Visitors will be provided designated parking badges. These badges must be returned to the security staff upon exit.
Visitor – Ban/Suspension
The security team is authorized to debar the entry of a visitor in case the visitor doesn’t comply with the rules and regulations prescribed by RRA for security and vehicles.
Management has the right to stop any illegal or unauthorized activity occurring within the Redwoods premises. Information about such incidents will be reported to the flat owners (in case they are occupied by tenants) or to the relevant law enforcement authorities.
Unauthorized entry
Do not encourage visitors, stray vendors, or unidentified individuals to come to your door bypassing security checks.
Leashing
Pets should be held on a leash when they are taken out of the flat and shall not be left unattended.
Pet Vaccination
Pets without a valid vaccination certificate will NOT be allowed in Redwoods. Vaccinations should be done periodically as per BBMP guidelines, and copies of vaccination/sterilization certificates are to be provided to RRA if called for. Failure to do so will attract a penalty as described in Annexure A. RRA is authorized to ban such pets from Redwoods and report to concerned civil authorities.
Pets – Soiling
Poop bags are mandatory. It is the owner’s/attendant’s responsibility to remove the feces from any of these open areas and dispose of it appropriately. Residents must ensure pets DO NOT SOIL areas of heavy traffic and covered areas like lifts, lobby areas, including furniture, children’s play areas, swimming pools, basketball court, common bathrooms, parking lots, driveways, green patches, and amenities provided. If there is any SOILING accident, residents are responsible for cleaning the same.
Pets – Disturbance
Residents keeping domestic animals/pets shall abide by the municipal by-laws or other regulations, including SPCA (Society for the Prevention of Cruelty to Animals) requirements, and shall also ensure that such pets/animals do not cause any nuisance or disturb the peace and other unit owners’ welfare. Please ensure your pets are not allowed to play in the kids' playing area or in front of the Clubhouse entrance. They should not be allowed to dig the grass. Pet owners are responsible for the damages caused by their pets and will have to take compensatory action and fines (if applicable).
Violence against Pets

Identification Stickers for Vehicles in Redwoods
Residents shall ensure that their vehicles (both 2-wheelers and 4-wheelers) have proper identification stickers prominently displayed on windshields for identification.
Stickers are assigned based on the number of parking slots bought by the resident or with written permission from an owner to use their parking slot.
Residents can obtain identification stickers from the Estate Manager at a nominal fee.
Resident vehicles without stickers will be treated as visitor vehicles by Security, and all rules of a visitor's vehicle will apply to such vehicles.
RRA reserves the right to clamp/tow away the vehicle if no identification sticker is found.
When a resident sells the vehicle or moves out of Redwoods, the sticker should be peeled off in the presence of the designated security officer; failing to do so will result in denial of an NOC for move-out.
Resident and Visitor Parking Areas
Vehicles (both 2 and 4-wheelers) belonging to residents/visitors of the flats should be parked only in their respective allotted parking areas.
Car parking area is for the parking of motorable passenger cars or two-wheelers only and shall not be used for any other purpose without written consent from RRA.
No storage of flammable materials is permitted in the car parking areas, and changing of engine fuel/lubricants is not allowed in the parking areas.
Do not make modifications to the allotted parking area without written consent from RRA.
Contact the Facility Manager to ensure that your flat number is clearly written on the wall or floor of your parking lot.
Visitors must park their vehicles in the “Visitor Parking” slots identified for each building block as instructed by the Security Guards or in the host’s owned parking.
The RRA Management committee reserves the right to charge for visitors' car parking at prescribed rates. Visitor's cars may be given passes for entering the premises, which have to be returned at the EXIT gate.
Visitor Parking is not meant for nighttime parking (either by residents or visitors). Residents having visitors staying overnight, with their vehicles to be parked inside the premises, are required to notify the Facility Office or Security officer (a minimum of a day) in advance in writing.
Visitor parking should not be used by residents to park their vehicles (both 2 and 4-wheelers) at any time. Residents are mandated to park their vehicles in their respective parking spaces. RRA reserves the right to clamp/tow away the vehicle or impose a penalty on the owner if any vehicle is not parked in its allotted parking area or during allotted timings.
Non-Resident Vehicles in Resident Parking Areas
Taxi, Auto, Goods Carrier, and Visitor vehicles (unless authorized by facility and security) are strictly prohibited. No lorries, vans, commercial or goods vehicles may be parked in any resident parking space.
Delivery vehicles and the like visiting the building on legitimate business shall be parked in a manner approved by RRA.
Improper Parking
Ensure that no portion of the vehicle juts out from the allotted covered parking lot onto the driveway.
Any improper parking of vehicles or parking outside the designated area invites a penalty as prescribed by RRA.
Motor vehicles are to be parked in such a way that the exhaust fumes do not stain the walls of the property.
Driveways
Do not park or idle vehicles in places where they could hamper the movement of traffic. RRA reserves the right to clamp/tow away the vehicle or impose a penalty on the owner.
Cleaning and Washing
In the interest of water conservation, daily washing of cars is discouraged. Cars may be wiped clean with a wet cloth every day. Cooperate to use efficient cleaning systems in the interests of water conservation.
Impediments
Do not leave objects in open parking areas that could impede or obstruct other vehicles. RRA reserves the right to remove the impeding object to ensure the proper flow of traffic. The cost for disposal is to be borne by the violating resident.
Vehicle Safety
Do not leave vehicles unlocked or windows open.
Liability for Damages
All persons using the parking space do so entirely at their own risk. RRA/Facilities and Security shall not be held responsible for any loss or damage to any vehicle or the contents or accessories of any vehicle, for any accident or injury that may be sustained by the unit owner or his guest arising directly or inclusively from or in connection with the use of any parking spaces.
Parking Rentals
Parking space is available for rent to residents. Refer to Annexure for rental rates.
Long-term rental – In case the space is rented long-term, and the rental charges are paid in advance, the following discounts are applicable:
One year – one-month discount
Six months – one-half month discount
Note: In case the contract is terminated mid-way, the discount will not be applicable.
Driving Rules and Regulations
While driving a vehicle inside Redwoods, all traffic signs and directions MUST be followed. These rules shall be binding on all members, their guests, and other visitors.
Banned Spaces - Driving
Do not drive in banned spaces – Offenders could be penalized as per the fines defined in Annexure-A.
Speed Limits
Follow the speed limit as displayed in various locations on the premises. If not specified, it must not be more than 10 km/hr.
Security personnel are authorized to stop and report defaulters. Defaulters are liable for penalties as prescribed in Annexure-A.
Discipline
Obey traffic directions from security personnel without exception.
If a resident feels aggrieved that he has been dealt with unfairly or rudely by any member of the security staff, the matter should be reported to the Facility Office.
Silent Zone
The entire Redwoods campus is considered a Silent Zone. Do not honk except in the case of a genuine emergency or to avert any imminent accident.
At night, use headlights in the low-beam mode to avoid inconvenience to the residents staying on the lower floors.
Parallel Cruising
Do not cruise parallel to another vehicle or bicycle. Do not parallel park on the road, as distinguished from angular parking.
Parking Lights
Use parking lights while stopping in dark areas.
Report vehicles that have parking lights on, headlights on, or have unlocked doors to the nearest security personnel (in case the driver is not present), so that they can inform residents to initiate corrective actions.
Slowing Down
Slow down and stop where necessary for children, the elderly, the infirm, and the disabled.
Stopping
Residents are discouraged from keeping their vehicles idling in common areas, near the entrance, or near the lobby of their building, waiting for the pick-up of passengers.
Violators - Traffic Rules
Report traffic violations/violators of any kind to the nearest security personnel.
Wrong Parking
Do not park in front of entrances or at turns, even if there is no signage to that effect. Please do not park at random or stop the vehicle far away from the curb. Defaulters are liable to pay penalties as applicable in Annexure-A.
Events in Common Areas
Residents who wish to use a part of common areas for events must seek prior approval from the RRA Management committee.
The RRA Management committee may publish fees for such usage, which shall be paid in advance.
The RRA Management committee will notify the areas that can be used for such events. All other areas are prohibited for use in organizing events.
The organizer must ensure that such activities do not interfere in any way or cause any hindrance or hardship to other residents, service personnel, or vehicles.
If any damage or loss to common areas is caused during such use, the member concerned shall arrange restoration to the original condition of such a common area at his/her own cost and expense.
Obstructions in Common Areas
Residents shall not place or cause to be placed in the lobbies, vestibules, stairways, elevators, ducts, terrace, and other common areas, any furniture, packages, clothes, construction materials, pots or gardening-related items, or objects of any kind. Penalties are applicable as per Annexure-A.
RRA has the right to remove any obstruction without prior notice and without liability to its owners.
Cycling and Playing
Discourage children from cycling in parking spaces, basements, and on internal roads. Bicycle riders are expected to strictly observe all traffic rules and conventions.
Skates and skateboards must not be used near busy areas such as entrances, exits, parking areas, and pathways.
Children must not play in the lobbies, stairways, pathways, or hallways. Parents must supervise children on playgrounds and recreational areas.
Firecrackers
Do not burst crackers or engage in any unsafe activities in corridors, hallways, or any other common areas except in designated areas communicated by the Facility Manager or RRA Management committee.
Bursting of firecrackers is prohibited on any day apart from the festival days approved by the RRA Management committee. Crackers like rockets, which go up in the air, are prohibited even on permissible days and areas.
Stray Dogs and Pigeons
Feeding stray dogs, cats, and birds inside Redwoods is prohibited.
Common Area Usage by Residents
Parking areas must not be used as storage or for any purpose other than the parking of motorable vehicles.
Porch and lobbies should be used for the movement of residents and vehicles and not for any other purpose. Playing cricket or football is not permitted. Defaulters are liable for penalties as defined in Annexure-A.
All other common areas in the complex must be used for their designated purpose as per the guidelines defined in this COC.
Sports areas made for a specified purpose must only be used for that specific sport. They may be used for other sports or events on permission from the RRA committee.
Restricted Areas
Residents and children are not authorized to enter any restricted zone designated by the society, including but not limited to STP, WTP, Pump room, Lift Room, Terrace, Overhead Tanks, DG section, Transformer section, etc. Unauthorized entry may attract penalties in addition to the damages caused to the equipment.
RRA Management is not responsible in case of any harm to the trespassers in such cases.
Restrictions on Keeping Plants
Please do not keep pots in common areas such as common terrace, driveway, common area block podium, etc.
Please do not hang pots outside towards common areas and walkways. These pots may harm the residents' / visitors' lives or property of other residents.
Heavy concrete pots are not allowed. Once filled with soil and plant, these threaten the structural integrity of the building, as each may weigh up to 40Kgs, providing excessive load and risk of collapse of the floor, and/or severely impacting the entire block's structural integrity.
Residents of the ground floor are also requested not to keep heavy concrete pots on the podium or common areas directly above the parking area. The pots damage the waterproofing, and thus the structural integrity of the building may get compromised.
Please contact the estate manager for finding a suitable place for replanting them within the society's common area or for donation.
Residents are forbidden to plant saplings inside the apartment complex's common areas. Please consult the garden committee or management committee for help in this matter.
Terrace Area Usage
Common area terrace is kept clean by the management committee to improve rainwater harvesting efficiency. Storage of any personal items is forbidden. Any personal items found will be removed automatically, and the cost of disposing off will be charged to the respective resident.
Construction or junk material should not be stored in the common area, including terrace, driveways, parking space of other residents, or common parking/no parking areas.
Blocking of Lifts
Do not hold back the lift by blocking the door or in any other manner.
Call Buttons and Controls
Do not press multiple buttons in lifts nor use the ‘Door Open’ / ‘Door Close’ button except in case of a medical emergency. Those caught tampering with lift’s controls or misusing functions would be fined as per the penalty defined by RRA in Annexure-A.
Cleanliness
Do not enter the lift hallways with muddy feet or muddy shoes. Flush out excess water from rain-drenched shoes at the entrance to the lift lobby.
Do not litter the lift-cars. Offenders would be fined with an amount as per norms defined by RRA in Annexure-A from time to time.
Evacuation of Lifts
In case of lift failure, never jump out of a lift-car stuck between floors. Wait until the car is drawn to align with the floor. Follow emergency instructions displayed in the lift.
Goods Transport in Lifts
Do not try to carry oversized goods into the lifts when dimensions exceed the diagonal measure of the lift. Security personnel and designated volunteers are empowered to block wrongful entry and transport.
Odor Control
Do not carry foul or strongly bad-smelling items in lifts unless they are well wrapped and insulated from the environment.
Priority Rule
Give priority to the physically challenged, the elderly, and pregnant women in the common areas and while entering or exiting from lifts and stairways.
Give priority to residents for using lifts while moving in / out of Redwoods or transporting goods via movers & packers.
Scratching and Mutilation
Do not write on or scratch lift panels. Offenders would be penalized based on the extent of the damage as assessed by the facility manager.
Soiling
It is the responsibility of the parents/attendant/owner to clean up the lift or hallway if soiled by children or pets. Failure to do so will invite a penalty as described in Annexure-A.
Spitting
Do not spit with or without paan, gutka, or chewing gum on the panels or spit on the floor. Penalties as per Annexure-A.
Tampering
Do not tamper with anything inside or outside the lift cars. Offenders would be fined as per RRA rules described in Annexure-A.
Children in the Swimming Pool
Children who do not know how to swim shall not enter the adults’ area of the pool without adequate and competent adult supervision.
Kids below 10 years should wear proper protective gear such as goggles, floating rings/boards, arm floaties, etc. Kids should not be left unattended in the pool area at any cost. RRA will not be responsible for parents' negligence.
Dress Codes
Abide by all dress codes applicable to the use of sports and games facilities, including the use of swimming caps. Non-abiding residents might be prohibited from using the specific facility, and associated penalties may be levied as prescribed in Annexure-A.
Energy Saving
All clubhouse room lights, especially the gym and the badminton court lights, are to be switched off when not in use. When a user is the last to leave one of these facilities, he/she should either switch off the lights or draw the attention of the concerned staff to do so.
Visitor Regulations
Abide by all regulations and guest charges. Cooperate by not entertaining visitors in the use of sports/games facilities during peak hours. Failing to do so will attract a fine as prescribed in Annexure-A.
Hiring Commercial Space
Hiring of the party hall and other areas, display of banners, posters, etc., and serving food is permitted as per rules and regulations framed by RRA only.
Facilities may be restricted for some residents who have defaulted on paying maintenance dues. Please read the Maintenance dues notice attached to the respective block’s notice board for more details.
Pets
Do not take pets into restricted sports and games facilities and the swimming pool. Pets are not allowed in the clubhouse.
Regulations
Follow all regulations that apply to the use of any specific facility. Honor all guidance/rules/signboards, and instructions provided by the staff.
Showering
Do not enter the swimming pool without showering at the site.
Follow the guidelines mentioned near the swimming pool shower area.
Signage
Read and follow all signage in common areas very carefully.
Restricted areas are strictly prohibited for residents and kids. Only authorized personnel can enter the restricted areas.
Timings
Clubhouse timings would be as per clubhouse rules and regulations as would be displayed at the site.
Usage of Sports Areas
Usage of sports areas is restricted to the purpose for which they were designated, with the exception of specific guidelines from RRA for alternate use.
Restricted Areas for Children
Sports and Fitness facilities in the Clubhouse are restricted areas for kids unless supervised by an adult at all times.
Any damage to gym equipment by children would be charged to their ward and will be included in the maintenance bill.
Commercial Usage of Residential Property
An apartment is to be used purely for residential purposes. A resident, including a concern, firm, or company, shall not use the apartment for any other purpose. Any type of commercial activities from within an apartment, whether by employing people or not, or operating a guesthouse, PG, or service apartment (including AirBnB), with food or without food in the apartment, are banned.
Activities allowed in residential apartments as per government laws can be conducted on the premises, e.g., doctors, lawyers, and CAs.
However, individual residents conducting tuition classes for children (residing in Redwoods) in Fine Arts or for School up to PUC level is permissible, subject to prior intimation in writing to RRA and compliance with the Code of Conduct.
It may be noted that the violators shall also be liable under the regulations governing property taxes, and misuse of power connections or such other regulations under the law.
The Association reserves the right to evict any resident from a unit used as a Guest House, for reasons of any misdemeanour and/or misconduct, indecency, or for carrying on any activity detrimental to the peace and well-being of the neighboring residents and the community in general.
Violators would be penalized as per the penalty prescribed in Annexure-A.
Storage of Junk Material
Do not dump debris or junk material in common areas, block common terraces, or parking slots of other residents.
If you are renovating your house, we kindly request that you store the debris temporarily in your parking lot or store it within your residence. Dispose of it appropriately and regularly.
Failure to do so will result in the committee taking action to clear the said debris and junk material, and appropriate fines will be levied (Refer Appendix).
Waste Management
For regular domestic waste - does not include construction debris.
3 categories of waste (Refer to poster for details) and pick up schedule.
REJECT/SANITARY WASTE (All days EXCEPT Wednesday and Sunday): Pink bucket.
ORGANIC/KITCHEN WASTE (All days): Green bucket.
DRY WASTE (ONLY Wednesday and Sunday): Bag.
ONLY segregated waste will be collected.
Please keep your WASTE out ONLY after 7 am. DON'T keep your WASTE out at NIGHT.
If you see a neighbor not following the above, please go and speak with them. You can reach out to the EM or BLOCK Reps for any help.
Do not dispose of reject/sanitary/solid waste through toilets. It CLOGS the STP.
Q: How do I dispose of liquid waste like leftover sambar, curdled milk, etc.?
A: Do not put out liquid waste along with any category of waste. Strain out the liquid and give out only the solid part of the food waste - in the GREEN bin. The liquid messes up the drum in which the staff collect the waste.
Q: How do I dispose of dog/cat poop?
A: Flush it. Do not wrap it in paper and keep it out as part of any waste category.
Q: How do I dispose of broken glass bottles, non-broken glass bottles, etc.?
For Broken Glass Bottles: They are of the REJECT waste category. Wrap them with paper and hand them over to the housekeeping staff in person.
For Non-broken Glass Bottles: They are of the DRY waste category. Keep them outside on a dry waste collection day. Ensure they are visible for separate pickup by the housekeeping staff.
Q: Will waste be picked up from Quarantined (COVID) homes?
A: Yes, waste will be picked up from quarantined homes. Keep the garbage out before the collection to avoid contact with the housekeeping staff and the family.
Q: How does a resident dispose of electronic items (e.g., keyboard, mouse, broken toaster, wires, etc.)?
A: Keep electronic items outside on a dry waste collection day. Hand over electronic waste in-person to the housekeeping staff for separate disposal.
Q: How to handle medical waste?
A: Medical waste, such as syringes, is of the REJECT waste category. Wrap it with paper and hand it over to the housekeeping staff in person for careful handling.
Q: How can old bulbs be recycled (CFL, LED, incandescent, tubelights)?
A: If not broken, these are in the DRY waste category. If broken, they fall into the REJECT category. Follow the instructions given for Question 3. Refer to the poster for details.
Q: Should used milk packets & (nearly empty but not quite) plastic bottles of oil be dumped in “wet” condition?
A: No. Empty out the liquids, wash, and dry the packet or tetra pak. Dispose of them with DRY WASTE. Refer to the poster for details.
Q: Should residents try to minimize (avoidable) paper and plastic when disposing of in the “reject” waste bucket?
A: Yes. Please minimize your REJECT waste. Ideally, a home will be able to fill the PINK bucket in a week's time. If you must line the pink bucket with paper, minimize the paper/plastic added to dispose of the waste.
Q: My bins are broken, the bag is torn - what should I do?
